Buyers can choose from 14 elevations at Elite Homes' Villas at Rock Springs, a development of Energy Star-rated dwellings in Kentucky.

Built to universal design standards, the Villas at Rock Springs, a new development of 70 Arts & Crafts-inspired homes from Louisville, Ky.-based Elite Homes, will include wide hallways and doorways, accessible kitchens and bathrooms, ample lighting, lever door handles, and minimal steps.

One of the few builders in Jefferson County to build 100% Energy Star-certified dwellings, the company includes as standard 92% efficient furnaces, blown-in cellulose insulation, programmable thermostats, and energy-efficient appliances. The homes also include 220-volt electric vehicle charging stations in the garage.

In addition to offering green and aging-in-place features, the company woos customers with its bottom-line pricing, which president Joe Pusateri says offers buyers substantial savings.

“We’ve collaborated with our suppliers and sub-contractors who will help us build all 70 homes,” he says. “They’ve already committed to discount their costs, and we’re passing these substantial savings on to our home buyers.”

Pusateri is offering especially deep discounts to early-bird buyers, knocking $30,000 off the $279,900 list price of the first four homes sold, in theory giving owners more than 10% equity at move in. The next four homes will be offered at $256,900 and the next four at $262,900. “The pricing structure will start off with a bang,” he says.
