This 12-story Chelsea luxury rental tower is ideally located adjacent to the High Line, a popular public park built on a 1.45-mile-long elevated rail structure, but residents don’t even have to leave the complex to enjoy the outdoors. GKV Architects and landscape designer Donna Gutkin included lots of spaces for al fresco relaxation, including multiple private terraces, three common roof gardens, a roof lawn, cabanas and seating for gatherings, a grilling station, and an outdoor movie area.
The building’s striking façade is composed of poured architectural concrete, which eliminated the need for exterior cladding and provides a tempering effect that helps to limit heat gain in the summer months. White translucent glass Solera panels with R-20 Cabot Nanogel provide an abundance of diffused natural light to interiors.
The brownfield location was polluted by the site’s prior tenant, a gas station, and required soil removal and remediation. In addition, 100% of wood, paper, cardboard, plastic, metal, and masonry from the job site was recycled.
