The Carlisle Development Group announced the opening of phases I and II for Tallman Pines, a 200-apartment affordable housing development in Deerfield Beach. Phase III, which will comprise 42 single-family homes, will break ground in the coming weeks. When complete, $40 million Tallman Pines will become the first LEED-Silver-certified affordable housing development in Florida. "Tallman Pines is a uniquely successful development that has increased local property values, is providing needed affordable housing to the residents of Broward County, and has pioneered as one of Florida's first LEED-certified, green properties," said Matt Greer, CEO of Coral Gables, Fla.-based Carlisle Development Group, in a press statement.
The development's green features include the use of low-VOC paints, adhesives, and carpets; water-conserving plumbing fixtures; the use of recycled materials; landscaping utilizing native plants; and a photovoltaic system generating power for the community’s clubhouse.
All 200 apartments at Tallman Pines are designated for low- and very-low income residents, and at least 10% of the 42 single-family homes will be sold to individuals at 80% Area Median Income. Financing for the development came from a variety of sources, including the Florida Housing Finance Corp., which provided $28 million in Low Income Housing Tax Credits.
