GREEN POINTS: Set atop Beacon Hill, this 37-story office building focuses on environmentally sound initiatives to reduce operating costs while maintaining tenant comfort. A recycling program and environmentally friendly janitorial procedures promote sustainable use of materials. To reduce HVAC costs, variable- frequency drives were placed on perimeter fan systems, and secondary water pumps and carbon-dioxide sensors were installed. Employees are encouraged to attend Washington, D.C.-based Building Owners and Managers Association seminars to learn new approaches to bettering the environment. One Beacon St. will save a projected $633,000 annually with an investment payback of less than one year. It achieved LEED for Existing Buildings Silver certification from the Washington-based U.S. Green Building Council.
