Tustin Centre Office Phase II in Santa Ana, Calif., recently received Gold certification for LEED Core and Shell. The Muller Co. of Laguna Hills, Calif., the developer and property manager, incorporated a number of sustainable features into this 82,042-square-foot, 4-story Class A office building.

Nearly 96 percent, or 1,774 tons, of construction waste was recycled, earning a LEED exemplary performance credit. The building also incorporates low-emitting paints, carpet, adhesives, and wood; low-flow faucets and showerheads; waterless urinals and dual-flush toilets, which are expected to reduce water use by 44 percent compared to a similarly sized building; and native and drought-resistant plants, which will save 262,631 gallons of water.

About 104 megawatts of Green-e power represent 35 percent of the building’s predicted annual electrical consumption throughout a two-year period. More than half of the power to run the building for a full year will come from renewable energy sources. To further maximize energy efficiency, 90 percent of the suites have daylight views and the Energy Star-compliant roof reduces the urban heat island effect.

The parking lot has three preferred parking spaces for carpoolers and three spaces for those driving low-emitting vehicles. Ten bicycle racks and two shower and changing room facilities also are available and are meant to encourage alternative forms of transportation.

The facility opened in 2009 and will be completely leased as of this November by Regional Center of Orange County, a state-funded nonprofit organization that provides lifelong services for individuals with developmental disabilities and their families.
